The vendor or his solicitors referred to in these special conditions of sale ( “ the vendor ' s solicitors ” ) shall be entitled to require the purchaser to split such cheque ( s ) for the balance of the purchase price and complete the purchase in accordance with the conditions as contained in these general and special conditions of sale on or before the completion date at the office of the vendor ' s solicitors and time shall in every respect be of the essence of the contract
